The design draws inspiration from Central Otago’s rural vernacular, expressed through single‑storey pavilion buildings, gabled rooflines, and a material palette of schist, timber, brick and claddings. Positioned at the heart of the village, the clubhouse and care home form a social and visual anchor, strengthening community identity and intuitive wayfinding.

The homes are arranged to maximise privacy, solar access, and expansive views toward Roys Peak, Mt Iron, Mt Barker, and the Pisa Range. Double‑pitched roof forms respond to the surrounding alpine landscape, while careful site planning ensures a strong sense of community.
