The project transforms a 394m² site into two contemporary family homes, carefully balancing site yield, planning constraints and residential amenity. The scheme was developed through an iterative resource consent process.
The development comprises two architecturally designed, two-storey residences, each offering generous four-bedroom accommodation across approximately 184m². Open-plan living spaces connect seamlessly to private landscaped outdoor areas, while flexible mezzanine spaces provide opportunities for additional living, working or sleeping arrangements.
A refined material palette of textured brickwork and timber detailing creates depth and character, giving the development a distinctive identity within the established suburban streetscape. The design reflects JTB’s approach to medium-density housing; creating homes that are efficient, adaptable and desirable while making the most of constrained urban sites.
