Awards: NZIA 2005 Local Award 

This is a four storey building with 3 apartments and a lower level of parking.

The site is adjacent to two historic buildings and a dialogue was developed between the masses of the two buildings.

It achieves this through the emphasis on vertical building elements, the lift and bedroom towers on the south west corner of the building and by stepping vertically and horizontally up the hillside with large overhangs of decks and roof to create shadow lines and depth to the facade.

Each apartment is finished to a high quality and has large areas of glazing and a number of sheltered external areas to maximise the spectacular sea views.
